Energy Performance Certificates

We provide EPCs for large and complex commercial buildings, portfolios, and historic and special interest buildings.

Our assessments are led by senior engineers with extensive experience in large and complex buildings. We move beyond issuing certificates, translating compliance requirements into technically robust, commercially informed strategies that enhance asset performance and long-term value.

Non-Domestic Energy Performance Certificate (EPC) is a legally required document for commercial buildings in the UK whenever they are newly constructed, sold, or rented out. It rates a building’s energy efficiency on a scale from A+ (net zero) to G (least efficient) based on estimated carbon dioxide emissions.

Key Requirements & Validity

  • Legal Obligation: You must have an EPC before a building is marketed for sale or lease. Failure to provide one can result in fines ranging from £500 to £5,000 for sales, and up to £150,000 for rental breaches depending on the property's rateable value.

  • Validity: Certificates are valid for 10 years. A new certificate is only needed if the property is sold or let after the existing one expires.

  • Minimum Standards (MEES): Since April 2023, it is unlawful to continue letting any non-domestic property with a rating below E, unless a valid exemption is registered.

Our Service

We deliver more than compliance — we protect and enhance investment value.

Our assessments are led by senior engineers with extensive experience in large and complex buildings. We move beyond issuing certificates, translating compliance requirements into technically robust, commercially informed strategies that enhance asset performance and long-term value.

By grounding regulatory advice in real building physics, systems integration, and operational realities, we ensure recommendations are practical, deliverable, and aligned with your asset strategy — not theoretical box-ticking exercises.

For clients who commission our Energy and Carbon Roadmap reports, we develop fully modelled, investment-grade pathways to your energy and carbon targets. Each measure is evaluated through detailed financial analysis, prioritising capital efficiency, return on investment, yield protection, and long-term resilience.

The outcome is clear: compliance strategies that reduce risk, strengthen performance, and protect asset value in an increasingly regulated and carbon-constrained market.
